Short-Term Rental Agreement & House Rules

By submitting a booking request and/or paying the invoice, the Guest acknowledges that they have read, understood, and agreed to the following Rental Agreement and House Rules.

1. Maximum Occupancy

  • Maximum guests: 4 unless prior approval from the Owner.

  • Additional unapproved guests may result in cancellation without refund.

2. Check-In / Check-Out

  • Check-in: After 3:00 PM

  • Check-out: By 10:00 AM

  • Late check-out requires prior approval and may incur additional fees.

3. Property Use

  • The property is intended for short-term lodging only.

  • Parties, events, or large gatherings are not permitted.

4. House Rules

Guests agree to:

  • Treat the property, furnishings, and appliances with care.

  • Keep noise at reasonable levels at all times.

  • Follow all posted instructions in the home.

  • Not smoke inside the property.

  • Follow all local laws and regulations.

5. Extra / Unregistered Guests

  • Only registered guests listed on the reservation may stay on the property.

  • Guests are responsible for informing the Owner of all members of their party.

  • Unapproved additional guests may result in immediate cancellation without refund.

6. Children

  • Children are welcome but must be supervised at all times.

  • The couch in the living room can accommodate one adult or multiple small children.

  • An air mattress may be available upon request for families with young children.

7. Parking & Neighboring Business

  • The property shares a parking area with Edge of Park Bike Rentals.

  • One (1) parking space is provided for guests.

  • Additional vehicles require prior approval from the Owner.

  • Guests must park in the designated area and not block access for the bike rental business or its customers.

8. Damages & Cleaning

  • Guests are responsible for any damage to the property, furnishings, or appliances caused by themselves or their party.

  • The Owner reserves the right to charge for repairs, replacement, or extra cleaning fees if necessary.

9. Liability Waiver

  • The Owner is not responsible for accidents, injuries, or illness that occur while on the property.

  • The Owner is not responsible for loss or damage to personal belongings or valuables.

  • Guests assume all risk associated with their stay.

10. Payment & Cancellations

  • Payment confirms the reservation and acknowledgment of this Rental Agreement.

  • Reservations are subject to the cancellation policy communicated at the time of booking.

  • All payments are non-refundable unless otherwise agreed in writing.

11. Optional Notices

  • Quiet hours: Please keep noise respectful when the attached Bike Rental is open.

  • Pets: Not Allowed

  • Security cameras: In parking lot and business area.
